  • St. Catharines: Volume & Market Leader. Dominates overall volume (253 sales, >27% of regional market share) while maintaining fast turnover (31 days) at a balanced mid-tier price point ($643k).


  • Niagara-on-the-Lake: Most Premium Market. Leads the region with the highest average price ($1.17M), catering to high-end buyers with moderate transaction velocity (69 sales, 47 days on market).


  • Welland: Most Affordable Option. Offers the lowest barrier to entry in the region ($556k average price) while generating healthy transaction volume (140 sales).


  • Fort Erie: Patience & Value. Offers sub-$600k entry pricing ($600k) with the longest average timeline to sell (55 days), giving buyers more room to negotiate.


  • Port Colborne / Wainfleet: Steady Lakefront/Rural Appeal. Maintains consistent mid-range pricing ($594k) with moderate sales volume (79 sales) and steady absorption (46 days).


  • Niagara Falls: Solid Mid-Market Performer. Ranks second in sales volume (189 sales) with stable pricing ($656k) and prompt inventory turnover (39 days).
